You often hear the term "my house has been on the market for X number of days or months and we have had little to no interest or showings."
The reason may be the term "on the market", in order to have a successful transaction your house must be "in the market". The market price of any
property is not determined by the Realtor or the property owner, it's somewhat based on what one person (the buyer) is willing to pay for a property
(buyers ceiling price) and what the other person (the seller) is willing to sell it for (sellers floor price). A successful transaction will only occur
if the buyer and the seller meet somewhere between.
As a Realtor it is my job to provide each side with all the available information, items like recent successful transactions (sales), current competition
(similar homes in the same area on the market) and I like to include failed transactions (homes that were not sold or were withdrawn from the market).
When your property is priced competitively, "in the market", you will have the best possible chance to successfully sell your home.

Will I tell you I can get a higher price just for the sake of getting your listing? The simple answer is no.
This is where the terms "on the market" and "in the market" apply. I could take your listing but the truth is I'm not doing either of us a favor. Most activity
on a property happens within the first 2 weeks of being listed, most serious buyers are on my first alert email system, so they along with all other buyers
and most importantly other Realtors with buyers are watching the new property listings feed. The first 2 weeks is our best opportunity to showcase your new
listing so it's extremely important that your home is priced "in the market" from the start.
Will I try a higher price for a short period? Maybe, under the right conditions. Let's be honest everyone wants to get as much money as possible for their
home and I agree with that, but we have to remember Realtors and home owners don't determine the market value of a home. The recent past and current buyers do.
Recent past buyers set the trend on which way the market is going, real estate prices are also influenced by employment, inertest rates and the overall health
of our economy just to list a few factors.
